L’entrée de la ville pourrait s’être faite par l’actuelle Grande Rue. Cette portion de rue, jusqu’à la douve et à la porte Mancelle, ainsi que la rue de la Tour-d’Auvergne, aurait été restaurée par Guillaume Fouquet de La Varenne, voire peut-être dès une période antérieure sous Françoise d’Alençon. Cette phase semblerait correspondre à un effort conscient de théâtralisation de l’entrée urbaine.

L’ancien axe menant au Mans emprunterait l’actuelle rue Ravenel. En revanche, la rue de la Tour-d’Auvergne correspondrait à un ancien chemin se dirigeant vers Luché en passant par Créans. Cet itinéraire pourrait être l’héritier d’un axe gallo-romain plus ancien, qui aurait progressivement perdu de son importance au cours du Moyen Âge.

Guillaume Fouquet de La Varenne aurait ensuite réinvesti cet ancien tracé afin d’en faire une vitrine renaissante de la ville et d’en établir l’entrée principale. La largeur inhabituelle de la rue de la Tour-d’Auvergne irait dans le sens de cette hypothèse, traduisant une volonté d’aménagement urbain inspirée des principes de la Renaissance. Le parcours aurait été pensé pour emprunter ce large boulevard, franchir une nouvelle douve construite à la fin du XVIᵉ siècle, puis passer l’ancienne porte Mancelle.

Dès l’entrée dans la commune, avant d’atteindre le centre-ville et l’école des Jésuites, le regard aurait été naturellement dirigé vers le château de Fouquet de La Varenne. Cette mise en scène urbaine pourrait relever d’une affirmation de prestige et de pouvoir.

Le château présenterait par ailleurs une particularité architecturale notable : ses deux façades principales, orientées au nord et au sud, auraient été conçues comme un trompe-l’œil assumé. Bien qu’elles paraissent similaires au premier regard, la façade sud serait en réalité sensiblement plus imposante.

Dans le cadre de cette étude, il est possible d’émettre l’hypothèse que l’architecte du château de Fouquet de La Varenne ait été Étienne de Marelange. Celui-ci serait en effet l’auteur du château de Fléchéré, dont les caractéristiques architecturales présentent de fortes similitudes avec celles observées ici. La proximité stylistique des deux édifices, conjuguée à leur contemporanéité, renforcerait la plausibilité de cette attribution.

Parallèlement, d’importants travaux de canalisation des eaux auraient été entrepris à la même période. Une douve alimentée par la Monnerie — possiblement l’ancien ruisseau des Reineries — aurait été canalisée dans un premier temps vers les douves. Une autre ancienne douve, située sous l’actuel boulevard de la République, aurait également conduit les eaux vers la douve construite entre 1590 et 1600, puis vers les douves du château de Fouquet de La Varenne, telles qu’elles sont visibles aujourd’hui dans le parc des Carmes.

Depuis l’axe du château, cette douve aurait ainsi offert une perspective paysagère majeure, s’ouvrant jusqu’au Loir.
